The not-deal of the day: Whistler's 10 most expensive homes for sale this month

Whistler's top-10 properties for sale this April have a combined listed price of $183 million

Whistler is best known for three things: its world-class skiing; its walkable, restaurant-filled Village; and, of course, some of the most expensive and exclusive real estate in Canada. This list looks at the top-10 most expensive homes for sale in the resort as of April 2023.

As of April 25, there are about 226 properties for sale in Whistler, according to Real Estate Works (REW). Three neighbourhoods, the Blackcomb Benchlands, Whistler Cay, and Stonebridge, held the most expensive properties for sale in the municipality. The combined listed price for the 10 priciest properties adds up to bout $183 million. 

1. 5462 Stonebridge Drive

Continuing to top the list as one of British Columbia’s most expensive properties, 5462 Stonebridge Dr. is an 8,700-square-foot chalet in the exclusive Stonebridge neighbourhood. With stunning views of Alta Lake and Whistler and Blackcomb mountains, this property will run you back $39 million and $95,214 in annual property taxes. 

The unique six-bedroom, 10-bathroom home was first built in 2014 and is situated on a 7.27-acre lot. Some of its features include an 82-foot cantilevered infinity pool reaching out over the hillside, three fireplaces, a wine cellar, and even an elevator for those times you don’t want to take the stairs. 

First listed for sale in July last year, the property has been on the market for almost 300 days. The current assessed value for the home is $18.6 million, up 10 per cent from its 2021 assessed value of $16.9 million. 

2. 5454 Stonebridge Drive 

The second most expensive property currently for sale is also in the Stonebridge neighbourhood. For $24.9 million, you can own 5454 Stonebridge Dr., an 8,347-sq.-ft chalet on an 8.24-acre parcel. The property offers views of the valley, a media room, wine storage, 10 bedrooms and 11 bathrooms, and an outdoor seating area with a fireplace, hot tub, sauna and pool. 

On the market for 83-plus days since the beginning of February, the eight-year-old property is currently assessed at $19.4 million, down six per cent from 2021. The parcel last sold for $16,250,000 in 2020. 

3. 3296 Archibald Way

Located on the eastern shore of Alta Lake, in the Alta Vista neighbourhood, 3296 Archibald Way climbs to the third spot on this list with a 4,990 sq.-ft., five-bedroom, six-bath lakefront property. 

The property is listed for $18.8 million and features a zinc roof, large windows, a plunge pool, a wine room, a hot tub, and a dock on the lake. The property's assessed value is $10.7 million, a 31-per-cent increase over the previous year. The property has been on the market for 60 days and last sold in 2016 for $4 million. 

4. 4669 Blackcomb Way 

Named "The Haven," 4669 Blackcomb Way is a 6,025-sq.-ft stratified chalet located in the popular ski-in, ski-out Blackcomb Benchlands neighbourhood at the base of Blackcomb Mountain. The property is listed for $17.9 million, with six bedrooms and eight bathrooms. 

The property is assessed at $9.4 million, a four-per-cent increase over the previous year. It has been on the market for 151-plus days and last sold for $6.7 million in 2008.  

5. 3827 Sunridge Drive

The fifth spot on our list brings us to Sunridge Drive in the Brio neighbourhood. Listed for $14.9 million, 3827 Sunridge Dr. is a four-floor, 7,925-sq.-ft., 6.5-bedroom, eight-bathroom property featuring amenities such as an indoor pool, outdoor hot tub, billiards room, and a private theatre. 

The property has been on the market for 381-plus days and is currently assessed at $14.8 million. The assessed worth is down 14 per cent from last year, dipping from a high of $18.3 million in 2021. 

6. 4673 Blackcomb Way 

Next, we go to the sixth-place spot holder in the Blackcomb Benchlands. 4673 Blackcomb Way is a six-bed, six-bath, 5,200-sq.-ft. stratified property listed for $14.5 million and features ski-in and ski-out access, large windows, and a hot tub. The chalet has been listed for more than 211 days and is assessed at $9.57 million, up six per cent from the previous year. 

7. 4868 Summit Lane

To say this property is close to the slopes would be an understatement. 4868 Summit Lane is next door to Lot 6 on Blackcomb Mountain, with ski-in and ski-out access to the Excalibur Gondola and the top of Magic Chair. The 4,349-sq.-ft. chalet is listed for $13.9 million and includes five bedrooms, five bathrooms, a large living room, and a dining area. On the market for 117-plus days, the property is assessed at $15 million, up six per cent from the previous year. 

8. 7457 Treetop Lane

Nestled in the Whistler Cay Heights neighbourhood, 7457 Tree Top Lane is a 6,300-sq.-ft., five-bedroom, seven-bathroom chalet currently listed for $13.7 million. The property features amenities such as a cook’s kitchen, games room, bar, ample wine storage and a media room. The property is assessed at $8.49 million, an increase of seven per cent over the previous year. The chalet’s been on the market for more than 45 days.

9. 6693 Tapley Place

For $12.8 million, you can own 6693 Tapley Place, a 5,900-sq.-ft., five-bedroom, six-bath chalet in Whistler Cay Estates. Located just a short walk from the Whistler Catholic Church and Myrtle Philip Community School, this 2/3-acre property includes a two-story masonry wood-burning fireplace, a two-car garage, floor-to-ceiling windows and a substantial-size kid's playroom. 

First built in 2009, the property has been on the market for more than 214 days, and is assessed at $9.73 million, an increase of eight per cent over the previous year. The property previously sold in 2014 for $5.1 million. 

10. 8993 Trudy’s Landing

Our final addition to this list takes us to the shores of Green Lake in the Rainbow neighbourhood in North Whistler. Listed for $12.4 million, 8993 Trudy’s Landing offers a four-bed, six bath, 4,984-sq.-ft. stratified property with floor-to-ceiling windows, an expansive view of Whistler Blackcomb, a large dock on the lake and an elevator. 

On the market for more than 113 days, the property was built in 2008 and is assessed at $12.5 million, a five-per-cent increase over the previous year. It last sold in 2006 for $1.62 million.
