Cheapest house in Prince George a bargain according to latest BC Assessment

The latest set of property values are dated as of July 1, 2024.

BC Assessment just posted its property values for 2025 that are dated as of July 1, 2024.

The cheapest detached single-family dwelling that’s not a mobile home or a recommended tear-down currently available in Prince George is located at 1839 Tamarack St. and went from a list price of $234,900 to $229,900.

The property’s BC Assessment says it’s worth $246,800 as of July 1, 2024, which is up from last year’s value of $238,100.

The breakdown sees the land worth $69,800 and buildings worth $177,000 this year where last year the land was worth $67,100 and the buildings were worth $171,000.

So the cheapest house in Prince George could be considered a bit of a bargain.

BC Assessment has posted the new property values on its website with a notice highlighted in pink that says there might be a delay in getting your 2025 assessment in the mail because of lingering affects of the Canada Post strike and services disruption. BC Assessment is offering the online and printable version for those who visit the site.

Here are the details of the home on Tamarack.

Built in 1961, the rancher is 890 square feet and features three bedrooms and one bathroom and there’s even a laundry room.

The house has a concrete foundation and crawlspace. It has city utilities and a forced-air natural gas furnace. The roof is conventional asphalt shingle.

The big bonus is there’s a garage in the back of the 6,120-square-foot piece of land.

City property taxes are $2,165.68.

The last time it was bought was Jan. 31, 2022 for $260,000 and it’s been on the market for more than 60 days. It looks like the price was reduced about two weeks ago.

The cheapest residence listed is a mobile home on Otway Road for $69,900 and the most expensive is still the Bench Drive luxury home listed for $2.8 million. It’s been on the market for more than 230 days.

Right now there are 473 listings in Prince George, according to www.realtor.ca.
