A pair of proposed of proposed subdivisions in the Hart received preliminary support from city council Monday night.
City council approved the first and second readings of bylaws to rezone land for subdivisions proposed in the area of Dawson Road and Victor Road, and at 6285 Monterey Road West. Both proposed subdivisions were expected to include a mix of single-family homes and duplexes.
The Dawson and Victor roads project drew opposition from the public, with city council receiving seven emails and letters of opposition, one in favour and two others noting points of interest or concern.
“We got quite a bit of feedback on this. Most of the concerns were around the traffic density, and can that area handle the traffic. And how about the sidewalks? We know… the Hart lacks sidewalks in a lot of areas,” Coun. Trudy Klassen said. “Are those things going to be addressed in the planning process? What do we say to these residents, that I think are raising legitimate concerns?”
City director of planning and development Deanna Wasnik said the developer will be required to submit a traffic impact study, prior to council considering final approval of the rezoning. While things such as sidewalks and streetlighting will be considered during the subdivision design process, the roads in the area of the development have ditches alongside them which makes adding sidewalks to existing streets difficult.
“There is quite a sizeable number of opposition to this development,” Mayor Simon Yu said. “I am looking forward to seeing the (traffic) report.”
City council received no public input on the Monterey Road West development and voted in favour without debate.
Both rezonings will come back to city council for final approval, once the necessary reports have been submitted and covenants have been registered by the developers.
