Prince George city council paves way for logistics park development

City council began the process to remove a covenant restricting development on a 53.3-hectare industrial property along Gunn Road and Boundary Road.

Last week, Prince George city council began the process to remove a restrictive covenant preventing the development of a large section of undeveloped industrial land along Gunn Road and Boundary Road.

Prince George Global Logistics Park Inc. is seeking to discharge a covenant preventing the development or subdivision of a 53.3 hectare (roughly 133-acre) lot located at 2990 Gunn Road, to facilitate a four-lot subdivision. The covenant was registered in 2008 to prevent the land from being developed until a traffic study was done and the intersection of Highway 16 and Boundary Road was improved to meet the increased traffic demand.

“Ministry of Transportation and Infrastructure support is required, and has been obtained, for the discharge of this covenant,” city director of planning and development Deanna Wasnik said. “Administration supports the covenant discharge as it will allow the existing zoning of the property to prevail.”

The land is zoned M2: General Industrial, and would allow a mix of business and light industrial uses, Wasnik wrote in a report to council. The minimum lot width, under the zoning is 18 metres, with a minimum lot size of 1,000 sq. metres.

City council approved the first two readings of a bylaw to discharge the covenant without debate. Final reading will occur at a following meeting.

City council also approved the first two readings of a bylaw to amend a second covenant on the land, which restricts wrecking yard uses within 100 m of Boundary Road. The amended covenant would double the required setback for wrecking yard uses to 200 m, to be consistent with other properties in the area.
